Dulwich is a picturesque, historic neighbourhood in South East London with a distinctly rural feel. The Dulwich area consists of the popular Dulwich Village, East Dulwich and West Dulwich. Herne Hill in the Southwark half is also part of what’s known as the ‘North Dulwich Triangle’. Properties in Dulwich

Dulwich became a residential area of London in the 19th century. Initially, the rural area was for relatively affluent London workers who couldn’t afford to live in the city centre. So properties in Dulwich were built with enough space for families. For this reason, four and five-bedroom period properties dominate the area.

In Dulwich, you will find beautiful Victorian and Edwardian properties, along with some pre-war and Tudor family homes. However, you will also find a range of properties, from cottage style houses to mid-century detached houses from the 1950s and ‘60s.

Dulwich Village has many family homes set in stunning surroundings. Here you can find period and traditional grade-listed Georgian houses in amongst fine Victorian and Edwardian mansions. There are several spacious two- and three-storey detached home in the village with between five and seven bedrooms.

Best Roads in Dulwich

Dulwich is a desirable place to live in south London. A large number of well-appointed, family-sized Victorian and Edwardian period houses make the neighbourhood popular with families.

The best roads are in Dulwich Village. College Road is one of the best areas due to the large modern detached houses and proximity to Dulwich Park, Dulwich Sports Ground, and the golf course.

Other popular roads in Dulwich are off East Dulwich Grove because it is close to the desirable Charter School. Some attractive family homes are located in Ashbourne Grove, Melbourne Grove, East Dulwich Road and St. Francis Road.

To rent a three-bedroom semi-detached or terraced period house, you can expect to pay between £2,000 and £2,200pcm. A four and five-bedroom place can set you back on average between £3,500 and £4,400pcm.

Dulwich Transport

Close transport links to the city centre are one of the attractive features of living in Dulwich. Although there is no Tube service, the area is well connected by bus, rail, and road. The commute to central London is 15 to 20 minutes by train.

The main railway stations in Dulwich are North Dulwich, East Dulwich and West Dulwich. From these overground networks, you have direct connections to Victoria, Clapham Junction and London Bridge. Depending on where you live, you are either in transport Zones 2 or 3.

There are plenty of bus routes connecting all areas of Dulwich to the centre of London. Popular services are buses P4, P13, 37, 42, 176 and 3.

However, if you prefer cycling, there is an excellent cycle route taking you to Canary Wharf within 30 minutes.

Dulwich is also well connected by road. The neighbourhood is only five minutes away from the South Circular and one hour’s drive from the M25. If you want to fly, then Gatwick Airport is only one hour by car. Additionally, you can easily get to London City Airport by public transport.

For primary school education, the best school is the “outstanding” Harris Primary in Lordship Lane. Other notable Dulwich primary schools include Heber, Bellenden, Dulwich Hamlet Junior School and Dulwich Village Infants’ School.

The new Charter School East Dulwich is a sought-after comprehensive co-ed school offering top-class education to students from age 11 to 18. Other high schools with an Ofsted “outstanding” rating include Harris Boys’ Academy, Harris Girls’ Academy and St. Thomas the Apostle RC school.

Dulwich Leisure

There are plenty of open green spaces in all areas of Dulwich. For example, Dulwich Park is an expansive green meadow with a boating lake, tennis courts, and cycle track. The park is close to Brockwell Park, which has several historic buildings, the famous Brockwell Lido in its Grade II Art Deco building, and walled gardens.

Dulwich Village offers a wide range of independent boutiques, small shops and restaurants. There are also several pubs and bars within the village. In East Dulwich, Lordship Lane is the place to go for its chic and fancy pubs, restaurants, and cafes. It is also home to the only ‘Concrete House’ in the country.

Other leisure activities in Dulwich include the Dulwich Leisure Centre, the Picturehouse cinema, and the East Dulwich Tavern. Additionally, the oldest picture gallery in the world — the Dulwich Picture Gallery — has spectacular exhibitions featuring works by Thomas Gainsborough, Rembrandt and Canaletto.
